Neighborhood & Retail Business Zoning Ordinance Amendments

Amendments to the land use classifications in the Neighborhood and Retail Business and the Professional and Administrative Office Zoning Districts. The amendments include clarifications to land use classifications and requiring certain use classifications to obtain a conditional use permit prior to establishment.

Ordinance Amendments for Eating & Drinking Establishments, Park & Recreation Facilities & Community Centers
Amendments to the land use classifications in Residential and the Neighborhood and Retail Business and the Professional and Administrative Office Zoning Districts. The amendment as adopted requires park and recreation facilities to obtain a conditional use permit prior to establishment in the PAO zoning district, Community Centers to obtain a use permit in all residential zoned districts, and requires eating and drinking establishments in the NB (neighborhood business) zoning district to obtain a use permit if the establishment meets certain criteria such as late hours of operation, distance from residential and serving of alcoholic beverages.

Reasonable Accommodation Ordinance

An amendment to the Zoning Ordinance that provides a process for Reasonable Accommodation requests that are made to the City. The ordinance provides application requirements, review authority, findings and public hearing notice requirements.

Creek Setback Ordinance
New creek setback provisions for new development that would be effective city-wide. The new ordinance establishes setbacks from creeks, a new City Engineer and Zoning Administrator exception process, public hearing notice requirements and identifies exemptions from the ordinance.

Comprehensive Zoning Ordinance Amendments
Comprehensive amendments to the existing zoning ordinance. The proposed amendments are intended to make minor corrections, clarify various existing provisions of the Zoning Ordinance, integrate references to the City’s Design Guidelines into the Zoning Ordinance and clarify and streamline review procedures to improve administration of the ordinance.
